The following define the various space-types in the residence:

Private space

a. Studio and one-bedroom units;
b. The bedrooms of two and four bedroom units;

Shared space

c. Bathroom, kitchen, living room of two and four bedroom units;
d. Storage rooms of four bedroom units;

Common space

e. Community areas (The Vault, laundry facility);

Public space

f. Stairwells, main mall, public washrooms, lounges;

Restricted area

g. Fire escapes;
h. Roof;
i. Maintenance and janitorial closets;
j. Office and business premises (when closed and not for business purposes).

The following are key staff members in the residence:

Associate Director Residence Operations (ADRO)

Responsible for oversight of Landlord operations and makes decisions concerning any breaches of the Residence Agreement.

Assistant Dean of Students, Residence Life

Responsible for oversight of the Residence Life program and acts as Unit Director delegate under the Code of Student Behaviour. Also acts as Landlord and makes decisions concerning any breaches of the Residence Agreement.

HUB Community Association Executive (HCA Exec)

Student leaders who are elected by HUB residents and assist with community programmig and behaviour management (primarily within The Vault).


University employees or contractors responsible for cleaning surfaces and sanitizing touch zones.

Maintenance Worker

University employees or contractors responsible for repairing facility issues.

Residence Area Coordinator (RAC)

Supervises RCs and aspects of the Restorative Justice program; makes decision as to which process will be followed.

Residence Coordinator (RC)

Supervises student staff; is responsible for the residence community’s education, facilities, and behaviour; is involved in developing Restorative Agreements and Community Resolutions; Facilitates Restorative Meetings; and follows up on Restorative Agreements.

Senior Resident Assistant (SRA)

Senior student staff that leads the RA Team; the SRA will investigate incidents and assist the Residence Coordinator in addressing behaviour concerns through restorative practices; the SRA will liaise with the HUB Community Association; the SRA also performs community building and on-call.

Resident Assistant (RA)

Student staff member that is responsible for community building, programming, and student conduct.

Restorative Team (RT)

For applicable cases, a Restorative Team will convene to facilitate resolutions.

The following outlines expectations concerning noise:

Standard Quiet Hours (Year-Round)

a. 10pm – 8am Sunday through Thursday;
b. 12am – 8am Friday & Saturday;

Final Exam Quiet Hours (December & April)

c. 24-hour silent hours will be in effect during final exam periods;

Noise Levels

d. Courtesy hours are in effect at all times. If any student or staff member reasonably requests a resident to reduce the volume of their activity, the resident must comply with the request;
e. During Quiet Hours, no noise should be audible between units, bedrooms, from a unit into the stairwell, and between units and the Main Mall; 
f. As a community it is understood that there is associated living noise. People will make an effort to limit this noise and be respectful of others.

Unit Cleanliness Expectations

Residents should report or contact appropriate resources to provide the best care for the community. For example:

  • Report ongoing cleaning and community care concerns to staff in a timely manner;
  • Report pest concerns (e.g., mouse, insect) to staff in a timely manner in person or via a maintenance request;
  • Call 911 and or University of Alberta Protective Services(780.492.5050) to report concerning situations (e.g., overly-intoxicated individuals, suspicious activity, unsafe situations);
  • Report to the Helping Individuals At Risk (HIAR) Coordinator concerning behaviours of an individual at risk who is a member of the University Community.

The following outlines expectations related to alcohol consumption:

a. Residents are not allowed to participate in any activity or game that promotes the mass consumption of alcohol;
b. Open alcohol is only allowed in private and shared spaces; (see section 1 for definition of private and shared spaces)
c. Alcohol may be transported outside a private or shared area if it is factory sealed;
d. Alcohol permits are required for functions involving alcohol outside of private or shared areas; (please see Ancillary Services’ Alcohol Procedures and Regulations at:
e. Kegs are not allowed at any time in the residence community without a proper University of Alberta liquor permit. The term “keg” shall refer to a container capable of holding 6.0 litres of alcohol or more, which requires tapping and/or cannot be resealed.

The following outlines expectations related to safety (in addition to those noted in the Residence Agreement):

Fire Safety

a. Do not tamper with any fire or safety equipment in the residence community (including removing or covering smoke detectors and blocking fire exits);
b. Residents are to evacuate the building when the fire alarm sounds and must maintain a safe distance from the building until they are notified by staff that it is safe to re-enter the building;
c. Residents may not use or store fuel canisters nor any appliance/device that requires fuel canisters and/or produces open flame;
d. Ovens and stovetops should not be left unattended while in use;


e. As per your Residence Agreement, smoking is strictly prohibited anywhere in the residence, including inside the units; therefore, anyone choosing to smoke must do so outside at least 5 metres away from any entrance and/or open window;


f. Residents may not leave items (e.g. garbage, bicycles, floor mats) in the stairwells.
g. No object or person may enter/exit an apartment by way of the apartment's windows.

The following outlines specific requirements for community programming:

a. Respectful and inclusive programming is expected;
b. Students must abide by the Residence Services Poster Policy;
c. Window areas and other apartment areas in public view must be kept free of offensive material and mess;
d. Students should be active participants in enhancing the community environment;
e. Students in specified cohort groups are expected to be engaged participants in the program of that cohort;
f. Items (i.e. posters, stickers) must not be attached to the exterior of shutter doors and area (one, two, four bedroom units).

The following outlines the Community Standards Restorative Justice process for the community:

Internal investigators

The Residence Area Coordinator will appoint a Residence Life staff member to conduct an investigation when necessary.

Restorative Team

As per Section III (C) of the Policy, a Residence Restorative Team will be established and will be facilitated by up to two Residence Services Staff.

If roommates/neighbours have concerns with their living environment, the following steps are required in pursuit of a mutually-agreeable solution.

a. Roommates/neighbours must first honestly and openly talk with each other and attempt to work out the issues;
b. If the problem fails to be resolved, roommates /neighbours must then consult the Resident Assistant (RA), who will mediate discussions in the hopes of arriving at a resolution to the issue(s);
c. Finally, if no other measures work to resolve the issue(s), roommates/neighbours will consult with the Residence Coordinator (RC) to discuss options and to resolve the situation as provided for in the Residence Community Standards.

NOTE: room transfers will be considered only as a “last-resort” option and will not take place until each of the above steps has reasonably been attempted.
